Home solicitation is NOT permitted. Any sign highlighting contractor firm & services must be removed at completion of work, advertisement signs may not be placed on any common ground area.


All exterior home improvements require HOA Architectural Approval, including but not limited to Roof Replacement, Painting – Outside Color Change, Window(s) and or Door Replacement, Fence Construction / Replacement. Roof replacement must conform to strict guidelines on manufacture and product type – no exceptions; approved roofing options can be found HERE. A completed Architectural Application form, completed by the homeowner, is required PRIOR to making any improvements. Note that making any alterations without the Board's consent is in violation of Aberdare Estates CCRs, which may result in work stoppage, homeowner fines, and you may be required to remove or make additional alterations at your cost.


Some work may require a permit from the Village of Gurnee. The Aberdare Estates HOA is not responsible for administrating or directing this activity. The Village of Gurnee online permit information can be found at Village of Gurnee | One-Stop Shop Permitting & Licensing.


Work vehicles, machinery or trailers may not be parked on Aberdare Estates residential streets overnight. Work vehicles must not impede intersections, delivery of US Postal mail or garbage container pickup.


All work must be conducted between the hours of no earlier than 7:30 AM and no later than 7:00 PM. Work conducted on Sundays or Holidays is highly discouraged.


Any damage caused to common ground area, wetlands, sidewalks, curbs and streets, lawns, trees and bushes will be the responsibility of the contractor & vendors. This includes oil / fuel leaks, tar or driveway sealant spillage. All contractors must be licensed and carry proper Professional & Liability Insurance to conduct work within Aberdare Estates.
