HOA Compliance

(Please familiarize yourself with these basic HOA By-Laws)

Aberdare Estates is governed by a Homeowners Association (HOA). The board is made up of a small group of neighborhood residents who meet bi-annually to discuss community upkeep, common ground maintenance & projects and home exterior presence. Please know that there is an annual due of $500 per year per resident, collected in the April timeframe. Also, note that from time to time, the HOA board may decide to undergo a project or repair requiring a special cost assessment which will be invoiced separately. Please know that the HOA does not engage or will not facilitate action in neighbor-to-neighbor disputes.


Exterior home improvements require HOA Architectural Approval, including but not limited to Roof Replacement, Painting – Outside Color Change, Window(s) and or Door Replacement, Fence Construction / Replacement. A completed Architectural Application form found HERE is required prior to making any improvements. Note that making any alterations without Board consent is in violation of Aberdare Estates CCRs, which may result in fines, and you may be required to remove or make additional alterations at your cost. Please note that storage sheds or above-ground swimming pools are not allowed as declared within Aberdare Estates CCRs and by-laws. Also note that motor homes, boats, trailers, or commercial vehicles CANNOT be stored on property for more than 7 days unless enclosed within the owner’s garage.


With the exception of trash pick-up day (currently Tuesday), all trash containers must be stored in the homeowner’s garage – No Exception! Any portion of the trash containers CANNOT be visible from the street or from your adjoining neighbor (or golf course if your yard faces). Containers can be placed at your home’s curbside Monday evening / Tuesday morning and retrieved no later than Tuesday evening. Failure to do so will result in a fine.


Posting of any signs, political alliance, flyers, or advertisements within all of Aberdare Estates property is strictly prohibited. Realtor “For Sale” signs must comply with CCR amendment Section 13, article VI. More information can be found HERE.


There is a strict speed limit of 25 MPH throughout our complete neighborhood. Residents and visitors are reminded to reduce their speed and come to a complete stop at each of the 3 posted stop signs while driving within our community.


Dogs must be on a leash at all times in our community. Not only is it an association rule, it’s also a Village of Gurnee requirement. Always clean up after your dog and dispose of waste bags in the trash. Thank you for being a responsible pet owner and courteous neighbor.
