Please know that Aberdare Estates is governed by a Homeowners Association (HOA). The HOA board is made up of a small group of neighborhood residents who meet bi-annually to discuss community upkeep, common ground maintenance & projects and home exterior presence. Please know that there is an annual due of $500 per year per resident, collected April timeframe. Also, note that from time to time, the HOA board may decide to undergo a project or repair requiring a special cost assessment which would be invoiced separately.


It is important that your client is made aware of the By-Laws & Covenants, Conditions and Restrictions (CCRs) as set forth by the Homeowners Association. It is required that all homeowners and residents abide by these conditions, ensuring stabilization and increase of property values while maintaining the aesthetic and appearance of one of the premier subdivisions within the Village of Gurnee and surrounding areas. If a realtor decides to display a “For Sale” sign, it is required to conform to Aberdare Estates HOA guidelines. There shall be only ONE sign per lot. All signs must be constructed of wood, must be supported only at each of their two (2) edges by a 4-inch by 4-inch wooden post with decorative caps, no higher than 50 inches from ground level. All signs must be 24 inches high and 36 inches wide and the bottom of each sign must be no higher than 24 inches from the ground. All signs must have a gray or white background but may contain the builder's or the Real Estate Brokerage firm’s logo, style of printing, and colors. All signs must be placed within 10 feet of the center of the front building set back line (40 feet). The exact placement of each sign should be approved by the Association prior to installation if this rule is not understood. Each sign must be removed within 14 days of a transfer of title or closing.


Upon the sale of a home, the seller is responsible for paying $50 for a PAID ASSESSMENT LETTER. This letter confirms that all HOA dues are current and that there are NO LEANS by the HOA in place. This letter can be ordered by sending a request using the message tool found HERE.

Also, at the time of the sale of the home, a TRANSFER FEE (currently $250) is paid by either the buyer or the seller. There is no written rule. It can be negotiated between parties, but generally paid by the seller.


Swimming pools, fences and unsightly yard art are highly discouraged and fall under strict guidelines as set forth by HOA By-Laws & Covenants. Solar cell panels (rooftop or land-based) are not permitted.
